£149 is the total assessment price for the stated scope. No payment is taken through this website. Repairs and physical revisits are separate. The fee pays for the assessment and does not guarantee a certificate.

What does a Gold Standard certificate mean?
It means the property met our published in-scope criteria at the recorded visit and follow-up. It is a private, limited-scope award, not a guarantee that a property is safe in every respect or free of hidden defects.
What are the award criteria?
All mandatory checks must be complete, with no unresolved moisture indicators, visible mould-like growth, active leaks, dangerous appliance findings or serious visible condition hazards. Eligible accessible portable appliances need recorded checks and appropriate PAT. Excluded items must be resolved or removed from guest use. The host must declare that they hold the permissions and legally required records applicable to their use. This declaration is not a legal compliance audit.
The award term is six months, subject to scheme rules. A reported defect, material change or credible complaint can trigger suspension and review. A certificate is issued only after actions are closed, and carries its scope, inspection date and current status.
Is this connected with Airbnb or a government scheme?
No. Gold Standard Stay is an independent private scheme, with no affiliation or sponsorship from Airbnb or government. It is not UKAS-accredited. Existing host obligations and required records remain separate from this service.
What if something needs attention?
Your report explains the finding and next step. The award stays on hold where a mandatory criterion is unresolved. Simple visible corrections may be reviewed from evidence; moisture concerns and failed appliances may need a revisit or retest. Any additional visit is agreed and priced before booking.
Do I need to arrange access?
Yes. You must have authority to arrange the visit and provide access to the agreed rooms and appliances. Ideally, the property is vacant between bookings. We agree any inaccessible areas or exclusions in advance.
